| Project Description | The site, located within the markets area of Belfast, close to Cromac St. and Central Station was formally used as a Boiler House. Works include the development of a six storey steel frame structure consisting of 16 no. two bedroom apartments including communal areas and associated car parking and landscaping complete with engineering services, contamination remediation and external site development works. All apartments built under this scheme will be Lifetime Homes compliant, achieve Secured by Design and will achieve a minimum of Code for Sustainable Homes Level 3. The external walling is a combination of red facing brick, concrete block and self coloured render and blue engineering brick. Roofs are a combination of flat or mono-pitched covered with standing seam metal profiled sheets incorporating photovoltaic panels to one side. The flat roofs are covered with a trocal single sheet membrane. Fall arrest systems are fitted to the roof structures. Windows are aluminium and double glazed. Internally walls are solid block work and plaster finishes and all floors are concrete slabs with a concrete screed. There will be a number of restrictions on site as is common with a city centre build including the main Belfast to Dublin railway line. There are a number of houses nearby and access to the site will be co-ordinated with the client to ensure minimal disruption to the residents and a traffic management plan will be put in place. |
